Hey everyone, welcome back to my Santa Clarita Real Estate Today podcast! I’m Connor with Honor, here to give you the latest scoop on Santa Clarita real estate, including an important look at online listings, Santa Clarita open houses, and crucial tips for buyers and sellers in 2025.
We currently have over 680 active listings throughout the Santa Clarita Valley. About 20 of those are “Coming Soon,” which means they’re not on the public sites yet. You can request these listings from your agent—just ask them to set you up with a custom search. If your agent can’t provide them, feel free to reach out to me, and I’ll get you set up.
For buyers, here’s the big news:
- Be Pre-Approved: Lenders vary, and you pay closing costs (including lender fees), which can range around 3% of the home’s purchase price. On a $500,000 property, that may translate to $15,000. It can be slightly less, but it’s essential to plan for it.
- Understand Commissions: We’re seeing an evolution in real estate compensation. In some cases, sellers may no longer pay the buyer’s agent, meaning the buyer might be responsible for their agent’s commission. Ask your agent to outline any fees you’ll owe, whether you’re requesting the seller to pay or covering it yourself.
For sellers, it’s still very common to compensate the buyer’s agent, but the market is adapting. Commissions are negotiable. Make sure the agent you hire is worth every penny—look them up, watch their videos, see how they educate clients and market your property.
Finally, watch out for online real estate sites and AI-driven ads. These platforms tailor content to show you exactly what they think you want to see. I recommend taking a moment to verify sources before jumping on an “amazing deal” or a suspiciously low interest rate offer. A bit of critical thinking (and a thorough Google search) goes a long way.
